The UAE Golden Visa

The Golden Visa is long-term renewable residency that is not tied to an employer or to a two-year renewal cycle. It is granted by category, and the category determines the requirement. Applying under the wrong category, or under one whose evidence you cannot fully meet, is the most common reason a strong candidate is delayed.

Who qualifies for a UAE Golden Visa?

Eligibility is organised into categories rather than a single test. The UAE government publishes five:

  • Investors, in public investments or in real estate
  • Entrepreneurs
  • Those with exceptional talent or rare specialisations, including doctors, scientists, inventors, creatives, executives, athletes and PhD holders
  • Outstanding students and graduates
  • Humanitarian pioneers and frontline heroes

Each has its own evidence and its own threshold. The first task is to identify the category you genuinely satisfy, not the one that sounds closest.

The investor routes turn on a minimum capital of AED 2 million, on property ownership, or on a contribution to an establishment paying at least AED 250,000 a year in tax. Entrepreneur applications turn on the project and a letter from an approved incubator or the relevant authority.

Talent and professional routes turn on qualifications, accreditation and recommendation. Student routes turn on certificates of excellence.

A complete application in a clear-cut category moves relatively quickly. Delays come from evidence that does not match the category, holdings that are not documented as the authority expects,

and applications lodged under a category the applicant does not fully meet. Processing is only as fast as the weakest document.

It provides long-term renewable residency, valid for five or ten years depending on the category, without a national employer as sponsor.

It allows you to sponsor family members including spouse and children, and it permits longer periods outside the UAE than the six months that would otherwise invalidate a residence visa.

Yes, more so than on a standard residence visa. A standard residency lapses after six months outside the UAE; the Golden Visa is expressly exempt from that limit. Conditions still apply and are revised from time to time, so we confirm the current position at application.

Yes. The Golden Visa allows you to sponsor a spouse and children, and in defined cases other dependants. Documentation for dependants is prepared alongside the main application.

No. The property must meet the value and ownership conditions for the property route, and the application must still be made and evidenced. Ownership on its own is not the visa.
